Its December already....????

Its been awhile since we updated the blog so here are the latest exterior photos. The siding installers are doing the final touchups, sealants, etc.

Since November, we have passed all inspections with the county, so the drywallers are taping and starting the texturing this week into next week. We still have to put the metal roofing on the roof but we have the underlayment in and so far we should be ready for any storms on the horizon.

Now begins the fun stuff for us. We have to still line up a tile setter and flooring installer. After those two trades are done, we will do the final interior finishes like trim work, wainscoting and painting. We are almost finished....

Friday's update

Just a quick update. The framers finished with the roof sheathing, wall nailing, removed the braces and flushed the wall studs to have the walls ready for drywall.

Here are a couple of photos from today, one showing the roof sheathing and the other photo a close up of the california framed cricket where the new addition's roof is over the existing roofing. Plywood was added as a temp till we put the metal roof panels over the 2-2x4's which are running on top of the existing roof. I need the 2-2x4's so that we can put insulation between those 2x4's and the total thickness of the roof insulation will meet with the California energy code requirements.



The framers for next week will work on the breezeway, adding plywood sheathing, frame the door openings on either side of the breezeway and frame in the expanded living room. They will also be fixing the roof framing in the garage and frame in correctly the garage door opening.

Roof Framing

Roof framing should be wrapped up by today or tomorrow morning. Seems like we are losing some of the momentum. Framers have taken longer than we thought but we were a bit spoiled with how fast the grading, formwork for the foundation and floor framing took.

today's update

The framers were working today on the exterior sheathing. All of the interior walls were framed and its starting to look like something.

We also had the existing shingles stripped on the existing portion.
















Things are now heating up. With the walls up and the framers going to be starting the roof framing next week, the push is on to get the addition's shell weather tight. That means we are scrambling to get the windows installed, push on the door and window orders and then have the siding contractor start putting up the siding. As that goes on, we are now planning on the interior work, placing the orders for the plumbing fixtures, finalize the finishes for the bathroom, flooring finishes and the drywall contractor.

Framing starting!!!!

We passed the all the foundation inspections and framing will be starting on Monday. Sounds like things will really take off from here. We reviewed some exterior door options and need to get the windows ordered so the we will have the exterior shell completed before the main rain season starts.

We do have some work that did come up unexpectedly. Plumbing for a new water line from the existing meter to the house. The existing is only a half inch galvanized line and we are replacing that with a 3/4 inch copper line to bring us back the pressure and avoid future corrosion in the line.
